{"id":2152,"date":"2023-05-23T00:01:54","date_gmt":"2023-05-23T00:01:54","guid":{"rendered":"https:\/\/xlnc.info\/instamortgage\/?p=2152"},"modified":"2024-03-27T19:06:12","modified_gmt":"2024-03-27T19:06:12","slug":"qualifying-for-a-mortgage-on-ead-and-h1b-l-or-o-work-visas-in-2023","status":"publish","type":"post","link":"https:\/\/xlnc.info\/instamortgage\/qualifying-for-a-mortgage-on-ead-and-h1b-l-or-o-work-visas-in-2023\/","title":{"rendered":"Qualifying for a Mortgage On EAD and H1B, L, O Work Visas in 2023"},"content":{"rendered":"<p><!--<span style=\"font-size: 14pt;\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-11460\" src=\"https:\/\/www.mortgageblog.com\/wp-content\/uploads\/2014\/01\/Arcus-Lending-Blog-Graphics-4-300x251.png\" alt=\"\" width=\"565\" height=\"473\" \/><\/span>--><\/p>\n<p><strong>Mortgage for H1B L or O visa holders!<\/strong><\/p>\n<p><span style=\"font-size: 14pt;\">If you are a non-permanent resident on a valid work permit like H1B, L1A, L1B, or O Visa or an Employment Authorization Document (EAD), you need to know a few <a href=\"http:\/\/MortgageBlog.com\/what-are-the-consequences-if-you-miss-the-closing-date\/\/h1b-visa-eligible-for-fha-loans-see-if-you-qualify\/\">mortgage guidelines<\/a> to qualify for a Conventional or FHA loan.<\/span><\/p>\n<p><span style=\"font-size: 18pt;\"><strong>The following base qualification is required:<\/strong><\/span><\/p>\n<ul>\n<li><span style=\"font-size: 14pt;\">Two years of employment history in the US (In some cases, employment history in a foreign country may be combined, especially if working for the same organization)<\/span><\/li>\n<li><span style=\"font-size: 14pt;\">Some credit history in the US, typically for 1+ years<\/span><\/li>\n<\/ul>\n<p><span style=\"font-size: 18pt;\"><strong>Fannie Mae Guideline for Qualifying for Conforming (Conventional Loan)<\/strong><\/span><\/p>\n<p><span style=\"font-size: 14pt;\"><strong>Taken from Fannie Mae Handbook<\/strong><\/span><\/p>\n<p><span style=\"font-size: 14pt;\"><em>&#8220;Fannie Mae purchases and securitizes mortgages made to non-U.S. citizens who are lawful permanent or non-permanent residents of the United States under the same terms that are available to U.S. citizens. Fannie Mae does not specify the precise documentation the lender must obtain to verify that a non-U.S. citizen borrower is legally present in the United States. The lender must make a determination of the non-U.S. citizen&#8217;s status based on the circumstances of the individual case, using documentation it deems appropriate.&#8221;<\/em><\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Most lenders would require a valid copy of the work visa. If the visa is expiring within a one-year period, a letter from the employer may be required that they plan to apply for an extension of the visa. For some lenders, EAD is not a valid document for a conventional loan. If there are no prior renewals, the lender must determine the likelihood of renewal, based on information from the USCIS. Note: Borrowers residing in the U.S. by virtue of refugee or asylee status granted by the USCIS are automatically eligible to work in this country. An EAD is not required.&#8221;<\/em><\/span><\/p>\n<p><span style=\"font-size: 14pt;\">A recent update also allows borrowers on H-1B Visa to qualify for an <strong><a href=\"https:\/\/xlnc.info\/instamortgage\/how-is-an-fha-loan-different-from-a-conventional-mortgage\/\">FHA loan<\/a><\/strong>.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\"><a href=\"https:\/\/xlnc.info\/instamortgage\/get-pre-approved\">Get Pre-Approved for a mortgage<\/a><\/span><\/p>\n<p><span style=\"font-size: 18pt;\"><strong>Do I have to pay higher rates?<\/strong><\/span><\/p>\n<p><span style=\"font-size: 14pt;\">For both FHA and <strong><a href=\"https:\/\/xlnc.info\/instamortgage\/conformingloans\/\">Conforming Loans<\/a><\/strong>, if you qualify for a mortgage, you get the same rates as a US Citizen or a Permanent Resident.\u00a0<\/span><\/p>\n<p><span style=\"font-size: 18pt;\"><strong>Do I have to make a higher down payment?<\/strong><\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Again, for most loans, you can make the same down payment as a US Citizen if you qualify for the mortgage. On some Jumbo loans, lenders do require a higher down payment for non-permanent resident borrowers.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\"><strong>Bottom line<\/strong> &#8211; 10%-20% of our loans are originated for borrowers on Work Visa and\/or EAD.
